The Subdivision Steps
Subdivision projects can vary greatly depending on the land type and specific requirements. To ensure a smooth process and successful issuance of new certificates of title, each step must be carefully managed. Steps Leading Up to Resource Consent Approval
- Initial Consultation: We start with a thorough consultation involving you, Council, LINZ, and utility providers. Next, we recommend a feasibility study to assess development potential and identify preliminary challenges.
- Topographical Survey: Following this, we conduct a topographical survey to gather essential data on the land. This includes contours, existing structures, and natural features, which are crucial for accurate planning.
- Design of Subdivision Consent Proposal: Subsequently, we prepare a detailed scheme for the subdivision proposal. This document outlines how the land will be divided and developed.
- Design of Engineering Service Upgrading Works: In addition, we design necessary infrastructure upgrades. These include roading, drainage, utility services, and a catchment study to manage stormwater and environmental factors.
- Liaison with Other Professionals: Moreover, we coordinate with experts such as arborists, geotechnical engineers, architects, structural engineers, environmental engineers, and landscape architects. Their input ensures compliance with regulations.
- Preparation of Resource Consent Report: Following this, we prepare a comprehensive Resource Consent report. This report includes an Assessment of Environmental Effects (AEE), evaluating potential environmental impacts.
- Lodgement of Proposal with Council: Once the report is complete, we submit the proposal to the Council for review and approval.
Subdivision steps After Resource Consent Approval and Leading to New Certificates of Title
- Preparation of Tender and Contract Documents: After receiving Resource Consent, we prepare documents for tendering and contracting engineering works.
- Appointment of Engineering Works Contractor: Subsequently, we select a qualified contractor to perform the engineering works according to the approved design.
- Supervision of Engineering Works Contract: During this phase, we supervise the engineering works to ensure they meet contract specifications and quality standards.
- As-Built Surveys: Once the engineering works are complete, we conduct As-Built surveys to verify alignment with approved plans.
- Approval of Works by Council: After this, we submit the completed works to the Council for final approval.
- Cadastral Survey: Meanwhile, we carry out a cadastral survey to mark new boundaries and prepare cadastral survey plans.
- Lodgement of Plan with Council for 223 Certification: Then, we lodge the cadastral plan with the Council for 223 certification. This confirms compliance with all approved plans and conditions.
- Preparation of 224(c) Application: Following this, we prepare and submit a 224(c) application to demonstrate that all Resource Consent conditions have been met.
- Lodgement of Cadastral Plan with LINZ: Next, we lodge the approved cadastral plan with LINZ via Landonline for final registration.
- Liaison with Lawyer: Additionally, we coordinate with legal professionals to address all legal aspects of the subdivision.
- Approval and Issuance of New Certificates of Title: Finally, after the cadastral plan is approved and deposited with LINZ, new certificates of title are issued for the subdivided lots.
